Cons :
- Transparent Vertex if you used SkyGFX (i dont know how to fix it)
- No Col for Props
- Shadows Buggy (Try with Shadows Extender by Dkk2Pac)
- Bad TOBJ Texture
Recommended to use OLA \ FLA

Maybe it's conflict with your roads mods?
,Try to remove lae2roadshub mods (only if modded) or another mods that change some texture near Grove St. 
Mungkin itu konflik sama mod jalanmu gan.Coba ganti lae2roadshub pake yang asli (kalo udah dimod aja) atau texture lain yang mengubah texture di deket Grove St.

Someone else (kkjj) my friends do the Col for objects
but not removable / moveable (SOLID).
I also can fix the Blackroad issues if i remove all the Props from the Main Models
and then put Props & Main Models on the different DFF
(it means, not attach to each others)

I found a way how to fix it
the problem on : 'Merge' Props with 'Main Models'
it was horrible idea
but its good and easy when im doing the NVC
next time guys

Too bad you couldn't fix the vertex issues since there's no way i'd ever drop skygfx.
